Want to buy a house, but have no idea where to start?

1. Consult with a Realtor®

Choose a Realtor® who is both knowledgeable and trustworthy. Your realtor should sit down with you to discuss your needs and wants in a home before the home search begins. Please fill out my Buyer Questionnaire so we can have a discussion to assess your true needs and desires for your new home.

3. Get Pre-Qualified

Before beginning your search, your first step is to get pre-approved for a mortgage loan (unless you will be paying all cash). We can connect you to a mortgage broker. Based on your income and credit history, the mortgage broker will determine how much the bank will lend you, which will help you determine the price range for your search.

4. Visit Properties

Attend open houses and viewings with our team Buyer’s agent spanning a range of areas and property types. Now is the time to consider your ideal home’s location and amenities.

5. Make an Offer + Negotiate

Once you have seen a home you like, you can put in an offer, which will be reviewed by the seller(s) and their representation. The seller may respond with their counter-offer at which point you may choose to accept, reject, or make another offer. The Wolfcale Collective will provide advice throughout for your specific market.

6. Preform Property Inspections

You are given a limited time period during which to conduct any inspections and other negotiated items in your due diligence. During this period, The Wolfcale Collective will negotiate any necessary repairs on your behalf.

7. Home Appraisal

In the event you are using a loan to purchase your home - your Lender will require an appraisal to be conducted so they can receive an independent assessment of the home’s value before providing you a loan to purchase it. This safeguards you and the bank from paying more than the home is worth. The lender will order and appraisal on your behalf. Once completed, the lender will send the appraised value to The Wolfcale Collective.

8. Finalize Financing

At this point, your loan will go through underwriting and final approval of the loan will result in the release of the financing contingency. You may be asked again for appropriate documentation. The lender will notify you if this is the case. Don’t open any new credit accounts or increase spending on existing credit accounts as it could disqualify you from obtaining a mortgage loan. 9. Final Walk-Through with Your Agent

A final walk-through of the property is performed just prior to closing. The walk- through confirms that no damage has been done to the home since the time of the inspection and that the major systems and appliances are in working order.

10. Closing + Possession

Once all the conditions of the contract have been satisfied, the closing is held. The closing documents are signed, payment is exchanged, and the buyers receive the keys to their new home!
